about getting a mortgage.

A mortgage broker works for you — not the bank. I have access to over 50 lenders including major banks, credit unions, and alternative lenders, which means I can shop your mortgage across the entire market and find the best rate and terms for your specific situation. Banks can only offer their own products. My service is typically free to you, as lenders pay the broker fee.
B lenders (also called alternative lenders) are federally regulated financial institutions that offer mortgage solutions for clients who don't qualify at a traditional "A" bank — often due to self-employment, bruised credit, or non-traditional income. They typically charge slightly higher rates in exchange for flexibility. Many clients use a B lender as a bridge to improve their situation before moving back to an A lender at renewal. I work with all major B lenders in Canada and can tell you in a quick call whether this is the right path for you.
A private mortgage is funded by a private investor or company rather than a bank or institutional lender. They're typically short-term (6–12 months) and carry higher rates, but they can be a lifeline when time is critical — such as preventing foreclosure, bridging a property purchase, or when no institutional lender will approve you. Private mortgages should be used strategically with a clear exit plan, which is something I help every client map out before proceeding.
A reverse mortgage (like the CHIP Reverse Mortgage from HomeEquity Bank) allows Canadian homeowners aged 55+ to access up to 55% of their home's equity as tax-free cash — with no monthly mortgage payments required. The loan is repaid when you sell the home or move out. It can be a powerful tool for retirement income, covering healthcare costs, or helping family members. I'll walk you through whether it's the right fit and what the long-term implications are for your estate.
Absolutely. Self-employed Canadians have more mortgage options than ever. Depending on how long you've been self-employed and how your income is structured, we may use your declared income, bank statements, or stated income programs through alternative lenders. The key is knowing which lender and program fits your situation — and that's exactly what I specialize in.
At least 4–6 months before your renewal date. Most people simply sign the renewal offer their bank sends — which is almost never their best rate. Starting early gives us time to shop the full market, negotiate on your behalf, and potentially switch lenders without penalty if a better deal exists elsewhere. I'll contact you proactively well before your renewal so you're never caught off guard.
